
City council held a lengthy public hearing on Tuesday as it considered a major rezoning plan to allow more high-density housing in mature neighbourhoods, including Wîhkwêntôwin, 124 Street, and areas near future LRT stops.
The initiative affects over 1,200 properties and is aimed at simplifying infill development to support transit-oriented growth. Supporters cited affordability and sustainability benefits, while critics raised concerns over infrastructure capacity, parking, and a perceived lack of meaningful consultation.
The priority growth area rezoning bylaw would involve a combination of mixed-use, large- and medium-scale residential, and small-medium scale transition residential zones. That would allow for medium- to large-scale housing and mixed-use development.
A council decision is expected in the coming weeks.
